We are currently seeking a Facilities Manager that will be responsible for management of two properties located in Harlem and the Bronx.   This role requires weekly presence at both sites.  Successful candidates should reside within reasonable proximity to client locations to facilitate a rapid response to building emergencies during non-business hours.


Primary Responsibilities:

  • Performs light-duty maintenance such as lamp replacements, door repairs, plumbing, etc. 
  • Inspects facilities and equipment to determine need and extent of service, equipment required, and type and number of operation and maintenance personnel needed. 
  • Responsible for the effective, cost-efficient and timely management of facilities functions.  Prioritizes work to ensure building occupant’s needs are met in a timely fashion and assigns work requests to appropriate personnel to perform required maintenance, servicing and repairs. May also perform some repairs and servicing. 
  •  May conduct the hiring of building support staff. Conducts training on maintenance, safety, equipment and systems. 
  • May directly or indirectly supervise both skilled (plumbing, carpentry, painting, electrical, mechanical, maintenance) and unskilled staff (cleaning, moving, dispatch, security) and assign them to perform facility/building and site maintenance, repairs, cleaning, and servicing. 
  • Develops, implements, and oversees a preventive maintenance program for all facilities and equipment. 
  •  Coordinates, oversees, and directs vendors and contractors performing servicing, repairs, and construction on site. 
  • Visits with building occupants to ensure that their needs are met and solicits suggestions for improvements. 
  • Compiles and maintains maintenance logs, records of labor and material cost for operating building and issues cost reports to owner or managing agents.
  •  Responsible for ordering and maintaining inventory of building supplies, including janitorial, plumbing, electrical, lighting, etc.
  • Respond to emergency calls during non-business hours, including on-site as deemed necessary, and recommends corrective measures.

 

Qualifications:

  • High school diploma or equivalent required; 2-year college degree or technical/vocational degree/certification desired.
  •  A minimum of 5 to 7 years of experience in commercial or residential maintenance, repair, or equipment servicing including at least 2 years of supervisory experience.  Education Facilities experience a plus.
  • General knowledge of all construction trade types (carpentry, plumbing, painting, electrical, mechanical, etc.). 
  • Hands-on ability to maintain building mechanical systems, plumbing, equipment, and fire systems plus strong HVAC background. 
  • The ability to promptly and successfully respond to client and tenant issues and work requests. 
  • Experience in conducting building inspections, correcting deficiencies and follow-up. 
  • Excellent organizational and time management skills. 
  • Ability to manage 2 properties (1 in Harlem, 1 in Bronx) and handle multiple priorities with efficiency and accuracy with a commitment to maintaining high building standards. 
  • Excellent written, verbal and customer service skills. 

 

Preferred Licenses and Certifications:

  •  FDNY Certificate of Fitness S-95 (Supervision of Alarm Systems)
  •  Certificate of Fitness F-89 (Fire Life and Safety Director)
