E|SPACES headed to Green Hills

Nashville-based co-working company E|SPACES plans to open by year's end as a tenant in 10 Burton Hills Drive in Green Hills. 

The E|SPACES opening will come after the company opened in late 2018 in downtown Franklin's 231 Public Square Building. Jon Pirtle, E|SPACES president, said the company has long desired a presence in Green Hills. 

"Burton Hills is the perfect spot for E|SPACES," Pirtle said. 

E|SPACES is joining Chapman & Rosenthal Title and the Morgan & Akins law firm at 10 Burton Hills, with the 77,000-square-foot building now almost 50 percent leased according to the local Avison Young (which is handling marketing and leasing). CoreCivic was the previous, and sole, tenant in the building. 

Magnolia Investment Partners owns the building and the nearly 3.3 acres on which it sits, having acquired the property in September 2018 for $12.6 million, according to Metro records. Magnolia also has enlisted Avison Young to oversee major changes at the Class A building, which will eventually be home to multiple tenants. Layton Construction is the general contractor for the project, a price tag for which is not being disclosed.

A December completion of the upgrades- primarily interior but with some landscaping updates - is being targeted. A rendering of the renovated building can be seen above. 

Avison Young brokers Ann Ozier and Henry Trost represented Magnolia in the E|SPACES long-term lease. 

Once open, this will be E|SPACES' fourth area location. In addition to downtown Franklin, the company has suburban offices in Hill Center Belle Meade and Cool Springs. E|SPACES also has offices (or plans to open soon) in Chattanooga, Knoxville and Orlando. It is eyeing offices in The Nations and Goodlettsville.
