Avison Young brokers $2.415 million ground lease sale of a new Dutch Bros Coffee prototype building in Albuquerque, NM20 Jul 2021
Los Angeles, CA – Avison Young announced today it has brokered the $2.415 million ground sale of a newly developed prototype Dutch Bros property located at 1105 Juan Tabo Boulevard NE Road in Albuquerque, NM.
Avison Young Principals Chris Maling and David Maling, represented the buyer, California based Laguna Monarch Group, Inc. The seller, a California-based LLC was represented by Cushman & Wakefield.
The property opened for business January 2021. Situated on a .6-acre site, the 862 square-foot building features a double lane drive-thru. It is located at a signalized intersection with nearby neighborhood shopping centers and national retailers including Pizza Hut, Napa Auto Parts, Family Dollar, Wendy’s, Taco Bell, and Hobby Lobby, among others.
“This opportunity offered the buyer a 15-year absolute triple-net corporate-guaranteed leased investment and no landlord responsibilities on this new prototype asset,” said Chris Maling. “It was an ideal fit for a cash-flowing, long-term hold.”
