The buyer, an electrical solutions provider, will occupy the new facility for its operations
Miami, FL – Global real estate advisor Avison Young arranged the sale of the Syntheon building located at 13755 SW 119th Avenue in Miami, Florida for $9.7 million. The 34,252-square-foot (SF) office/flex facility traded to and will be occupied by Statewide Electrical Contractors, a Miami-based electrical solutions provider. Syntheon, which also occupied the property, is relocating its operations to the Doral Airport West submarket.
Avison Young Principals John K. Crotty; Michael T. Fay, who is also the Chairman of Avison Young’s U.S. Capital Markets Group Executive Committee; David Duckworth; Brian C. de la Fé; and Associate Philip Shapiro represented the seller, Syntheon, in the disposition. Alejandro Jordan of ESQ.title served as legal representation for the seller.
The building offers a functional mix of uses including traditional professional office space, warehouse with 24’ clear heights, a specialized clean room and light manufacturing component. Strategically positioned with direct frontage along Florida’s Turnpike, the property occupies a generously sized 2.43-acre parcel in the heart of the well-established Kendall industrial-office corridor and provides exceptional signage visibility to more than 230,000 vehicles per day.
