Avison Young announces two new long-term leases totaling 64,066 square feet with City Fitness in Hoboken, New Jersey

Hoboken, NJ – Global commercial real estate advisor, Avison Young, today announces it has executed two new leases totaling 64,066-square feet (sf) on behalf of City Fitness in Hoboken, NJ. The two locations mark the first in the state of New Jersey for City Fitness, a Philadelphia-based fitness and well-being brand known for its thoughtful, people-first approach. The new clubs are expected to open in late 2026.

Following is information on each new Hoboken, NJ location:
- City Fitness – Maxwell Place: A 39,066-sf location at 1000 Maxwell Lane, situated within the prestigious Maxwell Place, a well-established mixed-use community in uptown Hoboken. The property is located near the intersection of Frank Sinatra Drive and Hudson Street, adjacent to Elysian Park and Maxwell Place Park, and one block from Washington Street’s retail and dining corridor. The location offers strong visibility and access within one of Hoboken’s most active residential areas.
The landlord, Asana Partners was represented by Matt McDonagh of JLL.
- City Fitness – Southend: A 25,000-sf location at 38 Jackson Street, within Southend Hoboken, a new mixed-use community comprising 110 residential condominium homes known as Southend Lofts, along with 100,000 square feet of neighborhood retail and commercial space. The modern conversion of a historic factory occupies a full city block at the intersection of Jackson Street and Observer Highway, directly across from the recently completed Southwest Resiliency Park, providing convenient access from both Hoboken and Jersey City.
The landlord is The Taurasi Group.
