SWC Development Partners breaks ground on 135,896-sf warehouse/distribution facility within Skyway Business Park in Surprise, AZ

Phoenix, AZ – Avison Young is pleased to announce that SWC Development Partners broke ground yesterday on its second building, a 135,896-square-foot (sf) warehouse/distribution facility located at 11701 North 132nd Avenue within Skyway Business Park in Surprise, AZ. Completion of the building is anticipated for Q2 2023. The facility will include a 32’ clear height, 9’x9’ dock high doors, 12’x14’ grade level doors, full concrete truck court, and a fenced truck yard among other features.
In October 2021, Avison Young Senior Vice President, Kevin Helland brokered the acquisition of 27.9 acres of land located in Skyway Commons on behalf of SWC Development Partners. Since the land acquisition, SWC commenced construction on a 59,352-sf warehouse/distribution building, which is nearly complete. Additional buildings are currently going through the design review process, including two 25,000-sf flex spec buildings.
Avison Young’s Helland and Principal and Director of Brokerage Services, Mark Seale, in the firm’s Phoenix office, continue to represent the ownership on the leasing and sale of the project. Additionally, Avison Young’s property management team is overseeing the Skyway Business Park Owner’s Association, as they have done for more than 12 years.
“Demand for warehouse/distribution facilities in the Surprise submarket continues to outpace supply, which is evidenced by the volume of qualified users and investors interested in buying or leasing this 135,896-sf building. We quickly secured a buyer for the first building before construction completion, and we anticipate securing a buyer or tenant for this next facility before its completion as well,” said Helland.
“The property offers an ideal logistical location as it sits between the massive TSMC campus and Luke Air Force base and is close to the 303 Freeway and Northern Parkway,” noted Seale. “This area has attracted and is poised to continue to attract global industrial occupiers as they seek to expand or establish major operations over the next 12 to 24 months,” noted Seale.
