Avison Young brokers the sale of 164,000-square-foot industrial building in Charlotte submarket

164,000-square-foot industrial building located at 1224 Isley Drive in Gastonia, North Carolina September 9, 2025

Gastonia, NC – Global real estate advisor Avison Young has brokered the sale of a 164,000-square-foot industrial building located at 1224 Isley Drive in Gastonia, North Carolina to Leon Industrial, a Dallas-based investor, as the firm continues to expand its footprint in the Southeast.

This transaction marks Leon Industrial’s second acquisition in the Charlotte MSA and aligns with its strategic focus on acquiring and developing well-located, multi-tenant industrial buildings that meet the growing demand for light industrial users. Renovations are planned to upgrade the building, including improvements to a 44,000-square-foot space with immediate availability.

Avison Young Principals Chris Loyd and Tom Tropeano, SIOR represented the seller, Graham Capital, in the transaction.

Strategically positioned less than one mile from I-85, the property offers seamless connectivity to Charlotte Douglas International Airport, Uptown Charlotte, and the broader Southeast distribution corridor. The concrete tilt-wall building features 30-foot clear heights, ESFR sprinklers, LED lighting, and a 1.4-acre outdoor storage yard, offering exceptional functionality for a wide range of tenants.
