Denver, CO – Global real estate advisory firm Avison Young has negotiated a 10-year, 152,034-square-foot (sf) industrial lease on behalf of Pretred, Inc., a Colorado-based manufacturer of sustainable road and construction barriers. The property is located within Denali Logistics Park at 6550 N. Denali Street in Aurora, Colorado, and is near Denver International Airport (DIA). Move-in to the new space is anticipated for early May 2026 once improvements are complete. There are approximately 100 employees who will be working at the site.

Avison Young Principal Dawn McCombs and Senior Associate Ryan Almaleh who are based in the firm’s Denver office represented Pretred. The landlord, Hines, was represented by TJ Smith, Nick Rice and Riggs Winz of Colliers International.

The new facility positions Pretred to scale production, meet rising demand, and continue its leadership in sustainable manufacturing. Founded approximately five years ago, the company has been operating out of a 40,000-sf facility also in the DIA submarket. As demand for its innovative recycled tire barriers grew, the company made a strategic decision to bring raw material waste tires on-site and to process them internally. This shift required a significant increase in both space and power capacity. Pretred’s expansion comes on the heels of a $11.2 million grant awarded by the State of Colorado to support its mission of turning waste tires into durable infrastructure products. The company’s proprietary process not only diverts tires from landfills but also provides a sustainable alternative to traditional concrete and plastic barriers.

McCombs and Almaleh began working with Pretred in July 2024 to identify a facility that could support the company’s evolving manufacturing needs. The search was extensive as they scoured the market for properly zoned buildings with heavy power to support the tire shredding equipment.

 “One of our biggest challenges was identifying a building with enough power infrastructure to support Pretred’s equipment,” said Almaleh. “That requirement narrowed the field considerably, but we were committed to finding the right fit.”

The Avison Young team eventually identified a property at Denali Logistics Park that met Pretred’s criteria. Working closely with Hines, Colliers International, and Xcel Energy, they confirmed the site could deliver the necessary power, enabling Pretred to move forward with the lease.
