Mansfield Park is the largest RV Campground on Lake Greenwood. This well-established RV park has enjoyed high occupancy for many years as most of the residents are long-term tenants. Mansfield Park draws residents from Columbia, Greenville, and Spartanburg as well as other major metro areas across the southeastern United States.

Mansfield offers its residents numerous amenities including a country store (open on weekends), four (4) well-located public bathrooms, multiple party pavilions with grills and fire pits, a basketball court as well as a playground area for children. Additionally, almost the entirety of the park is bordered by attractive split rail fencing giving the park a relaxed and exclusive feel. There is significant revenue growth potential from the following: RV Pad rents – increase rate to the market (immediate 15% upside) charge a premium for waterfront and water view pad sites; Boat slip rents 20 to 30% (demand far exceeds supply); Addition of up to 20 pad sites on existing land; Boat & Jet ski storage (currently no charge); High speed internet & cable service It’s important to note that Laurens County has placed restrictions on the development of new RV parks.
