Property Description
The Cooper River Business Community (former Dupont/Celanese/DAK Property) on Cypress Gardens Road in Moncks Corner features a former fiber and resin production facility, totaling over ±400,000 SF, as well as facilities and excess land for further development. The ±390-acre site offers robust utility infrastructure, including two 230 KV feeds, 35 MW of electrical capacity, water, nitrogen, natural gas, steam, and wastewater treatment. A long-term lease with Alpek Industries covers ±102 acres and extends through 2100, with an option for a 99-year extension. Alpek Industries is exploring a sale of its leasehold interest in addition to the potential assignment or termination of the lease. The site has great truck access, is fully rail-served, and is permitted for deep-water barge access, making it a multimodal logistics hub. In addition, Celanese owns an adjacent ±1,300 acres that have not yet been studied but could also be made available for purchase, creating significant expansion potential. Strategically located with multimodal access and proximity to a Dominion Energy power generation station, the site is well-positioned for heavy industrial use.
