La Crescenta wasn’t new territory for a large regional bank, but it was a fresh start. The bank needed a de novo location, and fast. After two brokerage firms had come up short in the same trade area, the stakes were high. The challenge wasn’t just to find a site — it was to prove it could be done.

Approach

Our team got to work. We mapped the trade area with precision, analyzing competitors, retail anchors, and business drivers. Then we went deeper to identify every property owner within the zone and zeroing in on the ideal intersection for visibility, access, and long-term value. 
 
Within three weeks, eight viable options were on the table. Seven of them were off market. One stood out: a space in a grocery anchor shopping center with an owner willing to remodel the location to meet the bank’s requirements. The site offered strong visibility, ample parking, and, thanks to a well-negotiated 10-year lease, parapet signage that would make the brand impossible to miss. 

Results

The results spoke volumes. Deposits increased and the success of this location led to something even bigger: a national partnership. Today, our team represents the bank across the country, proving that when you deliver where others couldn’t, trust follows.
