Avison Young arranges $40 million construction loan for luxury residential community in Sun Valley, Idaho

Los Angeles, CA – Global commercial real estate advisor, Avison Young, announced today the successful closing of a $40 million construction loan on behalf of MTN Origins, a prominent residential developer and builder in Sun Valley, Idaho. The financing will facilitate the construction of 14 luxury single-family residences located at Lemhi Court and Waahni Court in Sun Valley, Idaho. Construction commenced this month with the first homes anticipated to be delivered in Q1 of 2028.

Avison Young Principal Jay Maddox advised MTN Origins and arranged the financing which was provided by a private debt fund and structured to support a phased construction program. This strategy allows the developer to initiate construction immediately while aligning future capital deployment with home sales and project milestones.

The fully entitled project, situated on an approximately seven-acre site, will be developed in two phases with 4 and 5 bedrooms and 4.5- and 5.5-bathroom designs by RLB Architectura and Latham Interior Design. The floorplans will range in size from 4,409 to 4,931 square feet. The two-story homes will feature contemporary, energy-efficient mountain living designs with 360-degree mountain views, dual primary suites, vaulted great rooms, and attached two-car garages.
