Avison Young helps A-V Services acquire first company-owned headquarters in Fairfield, NJ

Longtime client transitions from leasing to ownership with acquisition of 40,000-square-foot industrial flex property

Fairfield, NJ– Global real estate advisory firm Avison Young today announced that it represented A-V Services Realty LLC, an electronics and technology company, in the acquisition of a 40,000-square-foot (sf) industrial flex property located at 60 E. Route 46 in Fairfield, New Jersey.

The acquisition marks a significant milestone for A-V Services, establishing the company's first-owned headquarters and advancing a long-term strategy to gain greater control over its real estate while supporting future growth. Renovations are set to begin in November 2026, with an anticipated full company relocation from 99 Fairfield Road to 60 E. Route 46 in May 2027.

The buyer, A-V Services was represented by Avison Young Principals Ed English and Ron Ganter.

The warehouse and office building features a two-story design that allows for the separation of office and warehouse operations. The flexible layout supports a variety of uses, including office, light industrial, showroom and distribution functions. The property also offers convenient access to major regional transportation routes, including Interstates I-80, I-280 and I-287, as well as Route 23, providing connectivity throughout Northern New Jersey and the New York metropolitan area.

Over the course of the relationship, Avison Young advised A-V Services through multiple phases of growth, helping the company evaluate occupancy strategies and ultimately transition from leasing to ownership. The acquisition provides long-term cost certainty, operational control and alignment with the company's future growth plans.
