Corporate expansions drive Charlotte’s biggest leases since 2019

– With only a couple of weeks to go in 2025, Charlotte’s average lease size has climbed to 7,431 SF – a 18.4% increase over last year and the highest level since 2019. This surge reflects renewed tenant confidence and the impact of major corporate commitments, including tenants like Moore & Van Allen and Scout Motors expanding their presence in the market.
– Over the past nine years, the average lease term has held steady at 3.7 years. While 2025 shows a slight dip from 3.8 years in 2024, the market remains broadly in line with historical norms.
– YTD, 595 leases have been signed across Charlotte, totaling 4.42 million square feet of activity. This elevated deal volume underscores a highly active leasing environment, supported by an average asking rent of $34.68 per square foot.
