Dallas Fort Worth shopping center sector where did all the development go

Prior to 2010, the shopping center sector was dynamic, characterized by an active development pipeline, stable demand, and solid leasing. After the Great Recession, retail pulled back everywhere, and despite improved occupancy, development never recovered, even in fast growing markets like DFW. While online shopping has had a major impact, the bigger shift is from a complete loss of innovation that had been the catalyst for continued development and the rollout of new center formats and retailers to fill them, as well as the reinvention of existing centers, attracting shoppers to the new retailers and new formats. Today online shopping and brick and mortar financial pressures have forced many retailers that created compelling merchandise mixes into major reorganizations or bankruptcy and have limited new formats from being introduced.
