Fairfield County office leasing activity surges in newer buildings

Leasing activity by build date era

 

  • Among Fairfield County office buildings, those built between 1970-1989 saw 1.7 msf of leasing activity in 2024, the most out of the different build date eras. Coming next in leasing activity was buildings built between 1990-2009 at 464k sf, followed by the 1950-1969 era at 265k sf, and 2010-2024 at 178k sf.

 

  • Despite leading all build date eras in leasing activity, properties built between 1970-1989 saw some stagnation in activity from 2023-2024, increasing by just 0.8% year-over-year. Meanwhile, properties with build dates from 2010-2024 saw their leasing activity soar from 17k sf to 178k sf, a staggering 946.4% year-over year increase.

 

  • Although not up to the activity levels of older buildings, newer assets in Fairfield County seem to be in demand and are trending in a positive direction.
