Georgia ranks 6 as a top state for federal lease cancellations with 1.5 msf at risk concentrated within metro Atlanta

– Across metro Atlanta, more than 1.5 million square feet of leases are currently in soft-term status for the period spanning 2025 through the end of 2026. These leases include standard government termination rights, allowing for cancellation with 120 to 180 days' notice.

– To date, approximately 200,000 square feet of space has been canceled across eight GSA leases in metro Atlanta. The largest was a 120,000-square-foot lease held by the Centers for Disease Control and Prevention (CDC) at 2877 Brandywine Road, which was terminated earlier this year. Other sizable terminations included the Office of the Secretary, which previously occupied over 25,000 square feet, and the Small Business Administration at more than 27,000 square feet.

– Atlanta remains a key market to watch as the Department of Government Efficiency continues implementing further space reductions as this could push overall vacancy up 327 bps to 28.4%.
