–The number of mid-size leases (50K–100K sq. ft.) also showed improvement experiencing a 67% uptick between Q4 2025 and Q1 2026.

–Although smaller blocks of space still represent majority of leasing activity, mature technology tenants continue to view Silicon Valley as a strategic hub and are significantly expanding their footprints through 2026. OpenAI's 450,000 sq. ft. and Infineon's 220,000 sq. ft. commitments underscore renewed confidence among large technology occupiers.
