Visitation rises across Miami retail and entertainment properties in 1H 2025 vs. 2024, 2023

Downtown Miami is emerging as a global retail and cultural hub, driving strong visitation growth across key landmarks. At the same time, suburban shopping centers are seeing declines as consumer patterns shift.
- Hard Rock Stadium recorded the largest year-over-year gain, attracting 700K more visitors in 1H 2025 compared to 1H 2023.
- Brickell City Centre and Miami Design District welcomed 300K and 100K additional visitors, respectively, in 1H 2025.
- Dolphin Mall saw a drop in visitation, declining from 4.5M in 1H 2023 to 4.3M in 1H 2025, while Lincoln Road may rebound as 600K square feet of new office space under construction in Miami Beach, 65% preleased, is expected to boost foot traffic.
