Texas-based owners are working with Avison Young to fill the Class A office building with high-quality professional service firms and tech innovator

Atlanta, GA – Avison Young Atlanta was selected by Icarus Alternative Investments and Scipio Ventures to lease the four-story, 101,809 square foot, Class A office building located at 3550 Engineering Drive in Peachtree Corners. The building features a variety of space options ranging from 2,166 square feet to a contiguous 51,909 square foot block, perfectly suited for professional service firms like accounting and law firms: as well as fast-growth tech companies and companies seeking proximity to greenspace.

Completed this spring, the interactive outdoor amenity area next to the lobby entrance includes lounge seating, a bocce ball court, communal farm tables and trail-facing patio views that are perfect for socially distant business meetings and after-hour co-worker gatherings. 3550 Engineering Drive will also anchor the future 11.5-mile Peachtree Corners Technology Park Trail and 9-acre park, which will provide immediate access to multi-use trails that will connect the entire city and link residential and retail spaces.

“More than ever, tenants are looking to reduce their time in the car. They want to work closer to home without losing out on amenities usually seen in business districts of larger cities like Atlanta. 3550 Engineering Drive eliminates the hassle of traffic and will give our tenants the best access to green space as well as amazing retail and restaurants for lunches or quick dinner pick-ups,” said Louis Mertz, Manager – Scipio Ventures.

The 3550 Engineering Drive building is easily accessible to major thoroughfares and corridors, like Highway 141 and I-285, and features outdoor parking. It is within two miles of a variety of fresh restaurant concepts such as First Watch Café, Salata, Lazy Dog, Anderby Brewing, and retail centers including The Forum, Interlochen and Town Center.

“I believe the building’s low-density design and updated amenities will be attractive to businesses looking for space in a post-pandemic environment,” said Gwinnett County District Commissioner Ben Ku. “Peachtree Corners offers businesses access to a wide network of talent, including almost 500,000 workers who live within a 15-minute drive. Developments like 3550 Engineering Drive reinforce smart growth in Peachtree Corners and encourage innovative businesses and talent to stay here in Gwinnett County,” he added.

The lead brokers representing the building include Kirk Rich or Chris Godfrey at Avison Young.
