Rick Ross, a Senior Vice President at Avison Young Knoxville, is a Commercial Real Estate Advisor who specializes in the brokerage of conventional and student housing, multifamily properties; primarily representing sellers of mid-market and larger, B class value add and A class institutional grade assets.
Rick came to Knoxville in 1968 by way of Tokyo, Japan due to his father’s military career. He enjoys helping professional investors locate multifamily properties and multifamily development land that correspond to their investment strategies and goals, always with an eye on and respect for their underwriting parameters and processes that reflect realistic returns for both buyers and sellers. In representing sellers, Rick is particularly skilled at marketing and positioning properties to obtain maximum values; as seen in the Tower at Morgan Hill property, also known as The Social. This was a Class A, 21 story, 360 bed student housing property that received a 20 million, three-year renovation prior to reopening in 2008. After reopening, Rick worked with the owners to prepare the asset for sale. Rick’s work with maximizing income, reducing expenses, and negotiating with vendors and service providers helped to position the property to achieve top of the market offers. In addition to this contribution, Rick also aided in marketing and sales of The Enclave at Hardin Valley - conventional A class 250 unit core asset, Bristol Square, the Bridgewater Retreat - 200 unit value add conventional multifamily portfolio, Grand Forest Apartments - a 300 bed value add B class Student Housing property and many others in the Knoxville, Chattanooga, and Tri Cities markets.
