Avison Young announces 84,000-sf industrial lease in South Brunswick, NJ

South Brunswick, NJ – Global Commercial Real Estate Advisor, Avison Young, today announces it has executed a full-building, 84,000-square-foot (sf) industrial lease with Prograde Aluminum Systems Corporation on behalf of the landlord, SNS Real Estate Investment Group. The property is located at 34 Stouts Lane in South Brunswick, NJ.

Avison Young Principals Matthew Turse and Tim Cadigan and Vice Presidents John Gianis and Steve Gianis represented the ownership. Glenn Jaffe of Keller Williams represented the tenant.

Prograde Aluminum Systems is an aluminum systems supplier and manufacturer of quality aluminum windows and doors, and composite panels for residential and commercial applications.

In April 2025, The Avison Young team represented the seller of the then-vacant property when SNS acquired it. After acquisition, SNS embarked on a complete interior demolition to create open floor space, added new HVAC systems, upgraded LED lighting, installed new dock packages, added slab grinding with epoxy coating and painted the roof deck and walls.

Situated on seven acres, the property features approximately 7,400-sf of office space, a secured and gated yard, 20’ clear height, 11 loading docks and one drive-in dock. It is less than one mile from Route 1, and is 32 miles from Newark Airport, 38 miles from Port Jersey and 46 miles from New York City.

“This assignment is particularly meaningful because it allowed us to guide SNS through the full cycle of the asset ensuring the property could return to the community as a modern, productive industrial facility,” said Turse.

By securing a tenant for the newly renovated space, SNS not only activated the asset’s income potential but also demonstrated the strong market demand for high-quality, modern industrial product in the region.”

Prograde Aluminum Systems Corporation aligned with the township’s desire to attract a manufacturer to the building, making this a win for the landlord, the client, and the broader community as it reflects and fulfills shared economic and planning goals.

This transaction stands out from similar industrial deals due to the extensive repositioning of the building and the ability to overcome zoning challenges to accommodate a modern manufacturing user. Its successful lease up not only enhances the property’s competitiveness but also underscores New Jersey’s commitment to retaining manufacturers and supporting long-term industrial employment and economic stability.
