Avison Young arranges 65,934-square-foot full building industrial lease in Philadelphia submarket

Philadelphia, PA – Global real estate advisor Avison Young has arranged a 65,934-square-foot (sf) full-building lease at the recently converted industrial warehouse located at 9001 Torresdale Ave. in Philadelphia, PA. The tenant, GE Hitachi Nuclear Energy, is the first to occupy the property after it underwent extensive renovations to be converted from a lab/life science building into a small bay industrial warehouse.

Avison Young Principal and Market Specialist Brendan Kelley, Principal Jim Scott and Associate Chris Winnick represented the landlord, The Seyon Group, in the transaction. Pat Green and Mike Mullen of CBRE represented the tenant.

“Within 90 days of the full building renovation being completed, the asset received multiple offers from investment-grade tenants,” said Kelley. “The heightened interest highlights Seyon’s market thesis that well-located small bay industrial properties are in high demand.”

Strategically located near major highways including I-95 and Roosevelt Boulevard, the building features 17–20-foot clear heights, six dock doors and 2,000 amps of power. It is the only building in the Northeast Philadelphia submarket to be retrofitted from a lab/life science use to warehouse.
