3500 Loop Road in McDonough is Finding a Second Life to Serve Entrepreneurs
Atlanta – The Avison Young Atlanta full-service real estate office recently teamed with multiple internal groups to list, sell and manage the 62,218 square feet office building that was home to the former Total System Services (TSYS) Call Center located at 3500 Loop Road in McDonough, 30 miles south of downtown Atlanta.
The call center closed in 2020 following TSYS’ merger with Global Payments. Avison Young Agency Leasing Group, led by commercial real estate veteran Kirk Rich, listed the property on behalf of Lexington Realty Trust, now LXP, a client Rich had worked with over the past 25 years. Avison Young’s U.S. Capital Markets, led by Casey Keitchen, determined the property was best suited to sell, and Keitchen’s team worked to close the deal with Denali Investment Group on July 21, 2022.
Denali Investment Group, a leading real estate investment firm focused on transforming commercial properties in the Sunbelt region, is in the process of converting the call center into approximately 15 small and flex offices to house entrepreneurs and service-related companies that need a proximate location near their service area.
“We worked closely with the Henry County Economic Development Authority throughout the entire process,” said Kirk Rich, SIOR, CCIM, Principal, Agency Leasing Lead. “The Authority, which focuses on attracting new investments and jobs to the County, was extremely supportive in our efforts to reimagine the call center and create opportunities for local businesses and entrepreneurs to thrive,” he added.
In addition, Avison Young’s Property Management team was tapped to manage the property, which sits within the 665-acre Westridge master-planned community near 1-75. The property features an on-site generator, data room, and more than 6 parking spaces per 1,000 SF and is close to a variety of amenities including restaurants and retail.
