Area Overview

Indianapolis is the capital and largest city in the state of Indiana. The population of the Indianapolis metropolitan area and surrounding communities totals approximately 2 million people, and the Indianapolis region ranks as the 30th largest metropolitan statistical area in the US. Known as the Crossroads of America, Indianapolis boasts more interstate highway coverage than any other city. Interstates I-65, I-70, I-74 and I-69 all converge in Indianapolis, and a one-day drive from Indianapolis reaches 50% of all U.S. business and 80% of not only the U.S. population, but Canada’s as well.

Indianapolis also hosts the annual world-famous Indianapolis 500 and several NCAA championship events.



Indianapolis’ office market consists of approximately 35 million square feet of office space. The thriving and vibrant city benefits from a diversified employment base that has fostered steady growth within the office sector, the driving force behind 11 consecutive quarters of positive absorption in the market. Currently the overall office vacancy rate is approximately 15%, a seven-year low. New developments and capital investments into existing buildings to entice younger companies has bolstered demand and increased asking rates. 


Indianapolis’ industrial real estate sector continues to grow with over 250 million square feet of space with approximately 7 million square feet of speculative development planned over the next year. Indianapolis boasts one of the lowest vacancy rates (3%) throughout the nation and the lack of supply continues to drive rent growth. It is an ideal location for industrial, manufacturing,and distribution uses as Indianapolis has more direct interstate access than any other city. Indianapolis’ labor market experiences continuous growth with major industrial parks located on key transportation lines.
