Charleston, SC – Avison Young has been retained by an institutional industrial investor to market a 448,768-square-foot (sf) industrial building at 479 Trade Center Parkway in Charleston, SC. The facility sits on a 32-acre site and is being delivered with a committed long-term tenant, IFA Rotorion – North America, a German-based rapidly growing automotive supplier.
The Avison Young team bringing the property to market includes Erik Foster, Principal and Head of Industrial Capital Markets and Mike Wilson, Principal - both located in the firm’s Chicago office. Ryan Young, Vice President, based in the firm’s Charleston office, will provide local support.
“The property offers unparalleled connectivity to the region as well as global access via the Port of Charleston, a critical location that creates opportunity for a stable investment with committed tenancy and minimal capital exposure,” said Foster.
The property is strategically located in the Charleston Trade Center, a three-million-sf, class-A industrial campus located in Summerville, Berkeley County, South Carolina, within the Ledbury submarket. The facility offers a wide variety of amenities, including rear-load, tilt-up concrete panels and structural steel, 32-foot clear heights, ESFR sprinklers, LED lighting with motion sensors, class A office space, 32 dock doors and two drive-in doors, and heavy power.
