Octapharma USA’s new North American headquarters is now situated in a 63,000 sq/ft Class A office space roughly over four times as large as their previous 15,000 sq/ft office space. In just nine months, a medical research development building in Paramus, NEW JERSEY has completely transitioned into a two-story workplace and training space with opportunity for growth.
The goal of our workplace strategy team was to optimize department adjacencies to improve the overall workflow planning for growth, allow for an amenity rich environment, and to elevate the design of their new headquarters suiting the needs of the future of Octapharma in the New York / New Jersey market.
In cooperation with the company’s shareholders, as well as with Jon Beyer at Wright McGraw Beyer Architects (WMBA) to ensure that the high design standards established at the Charlotte, North Carolina facility were followed through, our team was able to collaborate on a design plan reflective of the company’s global vision. With a global presence from the client team, Building Information Modeling (BIM) and virtual reality aided greatly in the decision-making process for the core team. An execution in alignment through space and proportion, the architecture is consistently expressed through visual reveals and linear features from floor to the ceiling tying together the design intent.
A truly grand experience for employees and visitors alike, the main entrance offers a double height lobby space with dramatic views and a flood of natural light created by cutting back the existing floor slab. Right off the lobby, a vendor conference room has been strategically planned for visitors entering without risk of interruption to the office space. In the training areas, flanking the edge of the building, the design has allowed for drop down projections in front of the glass exterior. With opportunity to be divisible into three smaller training rooms, the space has a 53 STC (Sound Transmission Class) – no small feat of accomplishment for noise level and acoustics. With a variety of lighting solutions as well, each smaller space can be uniquely controlled through the Crestron system. Thirteen trades and nearly 65 people worked harmoniously on the large training room epitomizing our Design-Driven Solutions and Risk-Free Integrated Delivery services.
With a focus on employee centric amenities on the first floor, a fitness center including state of the art equipment and locker rooms with cosmetic shelfs and showers was installed overlooking a PGA golf course. A crown jewel of the space, the café offers multiple seating arrangements for various styles and settings. A large communal table offers the ability for the teams to have breakfast and lunch together as they often do. A smaller, private dining room affords the ability for shareholders and visitors to perform large working meetings. The state-of-the-art kitchen offers the flexibility for a chef or entire catering team to prepare a meal.
The second floor of the facility has been thoughtfully designed to keep the visitor areas very much to the front of the building off the elevator lobby for comfort and convenience. Each department has their own flex seating areas and support spaces increasing workflow as intended. Private offices were kept to the interior as to afford all employees the benefit of natural light coming into the space.
