New ownership will have the opportunity to rebrand the asset as a Class A medical office building and create value by increasing the percentage of medical office tenancy through a targeted leasing strategy. In the current robust healthcare environment, new ownership will have the ability to drive increased occupancy and higher rental rates from medical office tenants, as demand for medical office space is driven by an aging population, relocation of DC-licensed physicians from Downtown Washington and increasing pressure to move outpatient medical care away from hospital campuses and into the community.
