Avison Young has been retained by Beazer Homes Indiana LLP on an exclusive basis to arrange for the offering and sale of 168 duplex lots located in the low-maintenance lifestyle community of Palermo Gardens, a residential subdivision in Franklin Township, Indianapolis, IN. Palermo Gardens is located 21 minutes outside of Downtown Indianapolis, IN and boosts easy access to I-74 and I-465. 

As of April 15, 2025, the Seller will own 60 lots with the remaining 108 under contract to purchase in accordance with the takedown schedule. Currently 38 of these additional lots are complete and awaiting closing. The additional lots have a closing cadence of ten lots per quarter, with the most recent closing occurring on January 2 and the next closing scheduled for April 15, 2025. 

The Seller owns an additional ten lots with move-in-ready spec homes, which are excluded from this offering.
