Despite popular opinion, fitness centers do not drive asset performance as measured through asking rents and availability rates. In fact, offices that offer fitness centers have -0.6% rent discounts and 4.9% higher total availability rates than those that do not.   Office tenants prioritize properties that offer communal spaces for their employees to congregate and modernized sustainability to help drive productivity. Offices that feature terraces, tenant lounges, >9’ ceiling heights and LEED Platinum sustainability are greatly outperforming those that do not.
