Boston Flex/Industrial Vacancy Rates by Building Size

- Smaller flex/industrial buildings have outperformed larger sites since 2020, with properties under 50,000-square-feet (sf) maintaining vacancy rates below 5% since Q1 2020, compared to over 7% for larger buildings.
- Smaller-scale buildings are seeing lower vacancy rates, as they are well-positioned to meet strong demand for spaces between 20,000 and 50,000 sf. In contrast, larger buildings, often newer, tend to sit vacant and their limited ability to be subdivided makes them less adaptable to current market demand.
