Avison Young negotiates full-floor, 24,360-sf office lease on behalf of Acre Lending in Irvine Spectrum

Irvine, Calif. – Avison Young announced today it successfully represented Citadel Servicing Inc. dba Acra Lending in a full-floor, 24,360-square-foot (sf) office lease at 3 Ada, a two-story 48,720-sf office building at Lakeview Business Center within Irvine Spectrum.

Acra Lending was formed with a focus on providing the industry’s leading tailor-made non-QM mortgage products.

Avison Young’s Oliver Fleener, a Senior Vice President out of the Irvine office represented the tenant. Fleener, a 25-year commercial real estate veteran, recently joined Avison Young after the firm acquired a portion of Madison Marquette just last month. Jeff Shaw represented the owner, Irvine Company.

Acra Lending will be consolidating four of its local offices into a single location on the second floor of 3 Ada by Spring 2023. Acra Lending’s multi-year lease brings 3 Ada back to 100% occupancy.

“My client considered many options in the area, including renewing, but Irvine Company offered the most efficient layout, with a custom build-out, at the best price,” Fleener said. “It checked all the boxes for us.”

Fleener has worked with the tenant for over a decade including identifying out-of-state locations as well.
