  • Northwest Houston has the highest leasing volume year-to-date with 9.6 million (msf) leased, accounting for 31% of the market-wide activity limited to transactions above 10k sf. Nearly two-thirds of the leasing activity has involved deals above 100k sf, with an average size of 81k sf.
  • The North and Southwest submarkets have also remained active with 7.4 msf and 7.0 msf leased, respectively. Large deal activity over 100k sf have accounted for two-thirds of the leasing activity within both submarkets.
  • The Southeast submarket has experienced 5.2 msf of leasing activity year-to-date, which is mostly driven by the Port of Houston and has accommodated 28% of the leasing activity for occupiers primarily in the logistics, distribution, and parcel delivery industry, and 15% in the food and beverage production industry.
  • Overall, 43% of the total leasing volume market-wide has involved occupiers within the logistics, distribution & parcel delivery, and engineering, architecture, construction and building materials industries.
