  • As of April 2025, foot traffic in Miami Beach and North/Central Miami offices have surpassed pre-pandemic levels, reaching 128.6% and 126.3%, respectively. This represents an increase of 29 and 26 additional employees regularly frequenting the office compared to April 2019 – demonstrating not only a full recovery but clear growth beyond pre-pandemic levels.  
  • Downtown Miami and Coral Gables follow closely behind, with 87.8% and 86.7% visitation, highlighting that employees are more likely to work onsite in high-quality, amenity-rich office buildings.  
  • Overall, Miami ranks second among major office markets with a utilization recovery level of 75.5%, just behind Manhattan's 76.5%. As companies expand into and increase their office footprint, Miami's office utilization is expected to keep rising.
