Changes in asking rents in the DC Metro region

Bar graph with changes in asking rent prices in urban settings across the DC Metropolitan region 2020 vs 2024

Urban settings within the DC Metro region have overall seen a slight decrease in rental rates, deviating from the overall rise in rental rates that has been observed across the entire DC Metro office landscape. The decrease in these areas, especially in the East End and Rosslyn, is caused by many factors, but can mainly be attributed to office tenants reevaluating their physical office footprint with the rise of remote work. Submarkets such as Tysons and Reston, however, have seen an increase in their asking rents, due to newly constructed buildings and more clarity within those markets compared to their counterparts.
