Tenants throughout the DC metro region have generally preferred to be on or proximal to a metro station, as they believe it expands access to talent and makes it easier for workers to be in the office.

However, while anecdotally proximity to metro generally translates to better performance, the data would suggest that this is not necessarily the case, and in some cases, proximity to metro has resulted in worse performance.

We can speculate as to why this is, and while correlation is not causation, metro proximal locations have seen an uptick in crime in recent years, and this association has seemingly impacted tenants' decisions to lease space.
